Thornton, Colorado Real Estate and Relocation Information

In the northeast corridor of the city, Thornton is the closest suburb to the Denver International Airport, and provides easy access to downtown Denver via nearby I-25.

Thornton colorado real estateA community with its roots in the 1950’s, Thornton was named after then-Governor Dan Thornton. Sam Hoffman, one of Denver’s large builders, began building the subdivision in the early 1950s, but the population began to grow and by 1960 it was 11,000+.

In the early years of the 21st century, Thornton’s population reached 112,000, and is one of suburban Denver’s fastest growing areas. Comprehensive plans are in place to make continuing improvements to the city’s traffic flow, transportation alternatives, recreational facilities, open space acquisition, shopping and jobs climate.

Thornton, Colorado Real Estate Prices

  • Single-family housing in Thornton ranges from $150,000 to the high $300,000s.
  • Condos and townhomes begin in the low $80,000s for a one-bedroom condo up to $220,000+ for a 3 bedroom, 3 bath townhome.

July 2008 Market Statistics

In metro Denver closed sales in July were 5,123 compared with 4,980 in July 2007, a 2.9% gain. The average selling price for the period was $262,224 compared to an average in July 2007 of $289,294, a percentage drop of 9.4. The median sale price for single-family homes was $229,200 compared with $255,000 in July 2007, for a drop of 10.1%. 969 condos and townhomes sold in July 2008, compared with 1,081 for the same period in 2007, a drop of 10.4%. Median prices for condos in July 2008 were $149,000 compared with $158,000 in July 2008, a drop of 5.7%. For single family houses, condos and townhomes the average number of days a house was on the market in July 2008 was 98, and in July 2007 was 95. The list to sale ratio was 97% in 2008 versus 98% in 2007. 25,673 houses are currently on the market and interest rates are still low. It’s a great time to buy in the Denver real estate market, but if you’re a seller you may want to wait till conditions improve.

Thornton Parks and Recreation

1,000 acres of land have been set aside for development as public parks and currently has 230 acres of open space available to its population. The Margaret Carpenter Recreation Center offers a variety of recreational opportunities. The Thorncreek Golf Club is an 18-hole regulation course

Thornton, Colorado Shopping and Dining

  • The Town Center Mall at 100th Avenue and Grant Street, anchored by Walmart, offers many shops and restaurants, as does the new Larkridge Shopping Center at I-25 and Highway 7. Lakeridge offers a Sears Supercenter and Costco as anchors.
