Stapleton, Colorado Real Estate and Relocation Information
When Denver built its new international airport in the early 90's,
the old
Stapleton Airport became available for development. Close to the newly
developing Lowry Campus, the development of Stapleton was taken over
by Forest City Development. Forest City began building infrastructure
for this vast new urban infill project in 2001. It is now the largest
urban development of its kind in the nation. The first homes were
available for occupancy in 2002, and the new Town
Center opened in 2003.
Ultimately 12,000 homes and apartments are planned. Located just
minutes from downtown, the upscale Cherry Creek Shopping Center, I-70
and I-225, Stapleton is a new ideal for urban living.
Rather than following conventional suburban models that promote sprawl,

July 2008 Market Statistics
In metro Denver closed sales in July were 5,123 compared
with 4,980 in July 2007, a 2.9% gain. The average selling
price for the period was $262,224 compared to an average
in July 2007 of $289,294, a percentage drop of 9.4. The
median sale price for single-family homes was $229,200
compared with $255,000 in July 2007, for a drop of 10.1%.
969 condos and townhomes sold in July 2008, compared with
1,081 for the same period in 2007, a drop of 10.4%. Median
prices for condos in July 2008 were $149,000 compared with
$158,000 in July 2008, a drop of 5.7%. For single family
houses, condos and townhomes the average number of days
a house was on the market in July 2008 was 98, and in July
2007 was 95. The list to sale ratio was 97% in 2008 versus
98% in 2007. 25,673 houses are currently on the market
and interest rates are still low. It’s a great time to
buy in the Denver real estate market, but if you’re a seller
you may want to wait till conditions improve.

Stapleton Recreation
Developers have set aside 30% of Stapleton’s total acreage
for parks and recreational facilities. That adds up to about 1,410
acres in the 4,700 acre development. The centerpiece is to be Central
Park, to be completed in 2007. The 80-acre park will consist of an
urban forest and “prairie mounds” up to 30 feet high,
great for sledding in the winter. Gathering places, a stage, and open
space for informal activities like frisbee and soccer will all be
part of the new park. Other neighborhood parks abound, and Founder’s
Green, at the south end of the Town Center provides room for 2,000
and an amphitheater. When not in use, the green space offers residents
a place to sit and enjoy the dramatic fountain surrounded by trees
and manicured lawns.
Stapleton Shopping and Dining
Shopping
is close at hand at Stapleton, beginning with the retail
Town Square with its many restaurants and shops. King Soopers
supermarket is near to the residential area for quick trips and
weekly shopping. Quebec Square, a large shopping area with many
superstores, restaurants, shops and services lies just north of
the residential area.
- A large new shopping center is spreading its wings, Northfield
at Stapleton. In its latest venture to become a national presence
Macy’s will open a new store at the open air Northfield Mall
in fall 2006. Other major stores will join already-open Bass Pro
Shops’ first Colorado store and the adjoining Islamorada Fish
Company, long a Florida favorite seafood restaurant.
- Cherry Creek, just ten minutes from Stapleton, offers many fine
restaurants and shops. The enclosed Cherry Creek Mall is a national
destination for serious shoppers, while Cherry Creek North is a
walkable neighborhood full of quaint shops and restaurants. If you’re
looking for upscale, Cherry Creek is it.
Stapleton Education
Stapleton offers a wide variety of educational opportunities, hoping
to foster an ethos of lifelong learning. An impressive component is
the Stapleton Master Plan which seeks to integrate learning from pre-school
through adulthood, and to interface with the surrounding community
of Denver throughout the educational life cycle.
- The first public elementary school, Westerly Creek, opened in
2003. In late 2005 Westerly Creek became an Early Childhood Education
center for grades 1 through 3, and partnered with what is currently
known as Stapleton II which will serve grades 4 through 8. The two
schools will form one K-8 campus in two buildings.
- Odyssey School serving grades K-8 and uniquely patterned after
Outward Bound’s expeditionary learning model, was chartered
in the late 1990s and shares common facilities and play areas with
Westerly Creek.
- The Denver School of Science and Technology opened in 2004 with
an outstanding high school liberal arts curriculum and a focus on
science and technology, geared toward providing solid preparation
for college entry.
- The Anchor Center for Blind Children will open a new campus at
Stapleton in 2007.
- The Primrose School is an experience-based child care center
for children from six weeks through age 12.
- Nearby nationally acclaimed Johnson & Wales University provides
2 and 4-year degree programs in business, culinary arts and hospitality,
and is a full partner in the Stapleton educational vision.
