First
established as a supply center for local Ute and Arapahoe Indians
in the mid-1800s, Evergreen quickly became a draw for settlers to
the Bear Creek Canyon area, now Evergreen’s downtown business
district. For years it remained a summer destination for the rich
and famous, but after roads opened up the area it became a popular
Denver bedroom community just 30 miles west of Denver in the foothills
of the Rocky Mountains.
Evergreen as its name suggests, is a sea of spruce, Ponderosa and
Scotch pines and other conifers. Lovely homes surrounded by evergreens
mark the distinctness of the town. Expansion has extended the area’s
reach into the higher mountains where views are majestic. Current
population is about 27,000.

Evergreen real estate runs the gamut from the mid-$200,000s
for an older 1,500 square foot home nestled in the forested
hills to over $1 million for a posh 10+ acre mountain retreat.
Evergreen real estate median price is in the mid-$400,000s,
with as many homes selling above the median as below.
October 2008 Market Statistics
In metro Denver closed sales in October were 4,282 compared with 3,848
in October 2007, a 11.3% gain. The average selling price for the period
was $232,284 compared to an average in October 11 2007 of
$265,236, a percentage drop of 12.4. The median sale price for
single-family homes was $206,000 compared with $234,200 in October
2007, for a drop of 12.0%. 896 condos and townhomes sold in October
2008, compared with 831 for the same period in 2007, a gain of 7.8%.
Median prices for condos in October 2008 were $140,000 compared with
$148,000 in September 2008, a drop of 5.4%. For single family
houses, condos and townhomes the average number of days a house was
on the market in October 2008 was 95, and in October 2007 was 97.
The list to sale ratio was 97% in 2008, no change from 2007. 19,199
houses are currently on the market and interest rates are still low.
It's a great time to buy in the Denver real estate market, but if

Recreation in Evergreen, Colorado
Recreational opportunities abound, from skating on Evergreen Lake in
wintertime, to horseback riding, picnicking, golfing at the 18-hole
Evergreen
Public Golf Course, and year-round activities at the Evergreen
Recreation Center. A new recreation center, Buchanan
Park Rec Center, includes a 41 foot rocklike climbing wall in addition
to the usual rec center activities. Parks dot the landscape, many created
by the City and County of Denver in the early 1900s for Denver residents
to use as a summertime escape from the heat of the city.
Evergreen’s temperate climate makes it a popular spot, with
summer temperatures in the 70s and 80s compared to nearby Denver’s
80s and 90s.

the El
Rancho and Little
Bear Saloon and Restaurant which has provided live entertainment
for over 30 years. This small restaurant played host to Duke
Ellington’s
24-piece band and many R & B and R & R greats in the
70s up to today.
