Englewood Colorado Real EstateEnglewood, population 31,700+, was the first town west of the Mississippi to build a large indoor shopping center, Cindarella City, in the 1960s. Over time the shopping center began to lose business to newer suburban shopping centers. The city took bold action and constructed a new outdoor mixed use shopping and city center, opened in 2002, using the principles of new urban design.

Southglenn Mall, a traditional shopping center dating to 1974, is being redeveloped into a mixed use retail, residential, entertainment megacenter named “The Streets.” According to the Denver Business Journal, “The Streets will include stores, restaurants, 100,000 square feet of office space, 350 to 700 loft-type units and a park area called the Commons, with fountains, bistros, concert area and a fireplace. The project is scheduled to open in the summer of 2008.”

Englewood lies alongside Denver’s Rapid Transit District (RTD) D line light rail to downtown. The Englewood Station is just a few steps from the Town Center.

Englewood, Colorado Real Estate

Englewood is a first-tier Denver suburb of charming bungalows near the old city, and lovely newer homes south and east of the old town.

  • Englewood real estate prices range from the mid-$100,000s (median home price is $236,400,000) for a small 2 bedroom 1 bath bungalow in old Engelwood up through $700-850,000 for a large new home near Cherry Creek State Park.
  • The average price for Englewood condos and townhomes is about $175,000, ranging from the $70,000s for a one bedroom, one bath remodeled condo up to close to $600,000 for a renovated 2 bedroom, 2 bath luxury condo in a prestigious building with city and mountain views.

July 2008 Market Statistics

In metro Denver closed sales in July were 5,123 compared with 4,980 in July 2007, a 2.9% gain. The average selling price for the period was $262,224 compared to an average in July 2007 of $289,294, a percentage drop of 9.4. The median sale price for single-family homes was $229,200 compared with $255,000 in July 2007, for a drop of 10.1%. 969 condos and townhomes sold in July 2008, compared with 1,081 for the same period in 2007, a drop of 10.4%. Median prices for condos in July 2008 were $149,000 compared with $158,000 in July 2008, a drop of 5.7%. For single family houses, condos and townhomes the average number of days a house was on the market in July 2008 was 98, and in July 2007 was 95. The list to sale ratio was 97% in 2008 versus 98% in 2007. 25,673 houses are currently on the market and interest rates are still low. It’s a great time to buy in the Denver real estate market, but if you’re a seller you may want to wait till conditions improve.
