Castle Rock, Colorado Real Estate and Relocation Information
Castle Rock, population just over 35,000 in 2005, has burgeoned
over the last decade, and has much to offer homebuyers relocating
to Denver looking for a relaxed, Western lifestyle. It’s set
just north of what’s known locally as the Palmer Divide, a long
stretch of mountainous outcropping and rolling hills just southwest
of Parker. Castle Rock is in Douglas County, one of the fastest growing
counties in the country

Castle Rock is one of the metro area’s more affordable communities,
but also one of its most expensive with Castle Pines homes running
in the high $800,000s to well over $2 million. It has an ex-urban
feel, “just beyond the suburbs where the country looks like
country again, beyond the limits of most studies of urban growth,”
as described in a recent report on CNN.
The modern building boom began in Castle Rock in the 1980s and 1990s
with the addition of Founder’s Village on top of one of Castle
Rock’s rolling hills near Castlewood Canyon, and the Meadows,
down in the flatter land to the west. Subdivisions grew like Topsy
and continue to grow attracting a wide variety of homebuyers relocating
to Castle Rock from all over the country.
- Castle Rock homes in the newer subdivisions range from the low
$200,000s to the $500,000s, with most selling midway between.
- Homes in Castle Pines sell for upwards of $800,000.
- The average price for homes is $470,000 because of the higher
priced Castle Pines homes, but most Castle Rock homes sold are in
the $200,000s.
- Castle Rock townhomes and condos range from $65,000 to $325,000,
with a current average price of $178,000+.
July 2008 Market Statistics
In metro Denver closed sales in July were 5,123 compared
with 4,980 in July 2007, a 2.9% gain. The average selling
price for the period was $262,224 compared to an average
in July 2007 of $289,294, a percentage drop of 9.4. The
median sale price for single-family homes was $229,200
compared with $255,000 in July 2007, for a drop of 10.1%.
969 condos and townhomes sold in July 2008, compared with
1,081 for the same period in 2007, a drop of 10.4%. Median
prices for condos in July 2008 were $149,000 compared with
$158,000 in July 2008, a drop of 5.7%. For single family
houses, condos and townhomes the average number of days
a house was on the market in July 2008 was 98, and in July
2007 was 95. The list to sale ratio was 97% in 2008 versus
98% in 2007. 25,673 houses are currently on the market
and interest rates are still low. It’s a great time to
buy in the Denver real estate market, but if you’re a seller
you may want to wait till conditions improve.

Rock, Colorado Recreation
Castle Rock offers an abundance of recreational
amenities, including the 80,000 square foot Castle Rock Recreation
Center, open space, many parks, and the Ridge
at Castle Pines North Golf Course. The PGA
International Open is held at the Castle Pines Golf Club in August
each year. Castle Pines Golf Club is considered one of Colorado’s
top ten golf courses. About halfway between Denver and Colorado Springs
to the south, Castle Rock has a mountain feel without actually being
in the mountains. Castlewood
Canyon State Park lies just east of the community and offers unique
hiking, rock climbing and sight-seeing opportunities.
Castle Rock, Colorado Shopping and Dining
The Town of Castle Rock is a quaint old town, home to such restaurants
as the Castle Café,
serving the best fried chicken in the west (prepare to wait 30 minutes
while the chicken is prepared) and the Old Stone Church restaurant,
an old Catholic church turned eatery where the food is as good as it
gets. Other restaurants and coffee shops dot the town. And the metro
area’s largest discount
outlet mall is located here on the west side of I-25, just north
of the town. Not far is Park
Meadows Mall, one of Denver’s best shopping centers.
