Closing on the home is usually handled by the title company which issued the title opinion. We'll be with you to provide answers and assistance for you during this process which usually takes from 30-90 minutes. I'll be sure to review all settlement statements for you for accuracy and reasonableness.
Time of possession is established at the time of negotiating the original offer. Customary practice in Colorado is that possession takes place two days after closing to give the Sellers time to move and to clean the home before you move in. However, as an Exclusive Buyer's Agent I believe that because the home's title passes to you at the moment of closing the transaction you have a right to move in immediately and will negotiate strongly on your behalf. If the Sellers are adamant about staying beyond closing, I'll prepare a lease for them to sign outlining all the standard terms of a rental in order to protect your interests while they're occupying your home.
