Member Comments: I am so glad I found a buyers agent to assist in my home purchase. I just moved to Colorado and had an idea about the area I wanted to live in, but not much else. I contacted Judith and was impressed with her knowledge and out going personality. I told her my family and I wanted to find a house quickly as we were living in an extended stay hotel. We told Judith what we needed and wanted in a home and she found three for us to go to the next day. We fell in love with the third house we looked at. Judith walked us through the process and we got a great price on the house. She also negotiated anything found on the inspection be fixed and a home warranty. Everything was done and we closed in 20 days. I recommend homebuyers get their own agent and Judith is a great agent that would do a fantastic job for anyone she represents.
The purchase was completed without a hitch. While her office is in Denver proper, Judith demonstrated thorough familiarity with the real estate market in Jefferson County, quickly found viable listings within my price range, scheduled the viewing appointments and offered valuable insights regarding how the properties compared to one another when we evaluated their relative pros and cons (e.g., location, quality of construction, updating and renovations that would be necessary, potential for appreciation in value). Judith was a very effective representative in crafting all the components of our initial offer (not just focusing on price), and then negotiating and finalizing the purchase contract.
She recommended an experienced home inspector who was meticulous in his inspection and provided a thorough report that allowed us to negotiate that a variety of repairs and fixes be made by Seller prior to closing. She consistently took the initiative to communicate with Seller's agent and the HOA to be sure all relevant documents (e.g., HOA charter, bylaws, budget) were timely received. She was without exception, prompt, professional and responsive.
Judith is friendly and it is easy to work with her. My experience was that she consistently puts the interests of her clients first. I particularly value that one works with Judith personally throughout the process. At many real estate agencies, the agent brings the business in the door, then turns the client over to a "team" of subordinates to handle the process. Thus, you don't actually work directly with the agent you hired to represent you. (The Seller's Agent on the property I purchased worked this way, and due to miscommunication among the agent and team members the listing sheet included incorrect information that disadvantaged the Seller in negotiating the deal). This was not how Buyers Advantage operated. Judith handled the entire process personally from finding potential properties right through closing.
I hired Buyers Advantage and Judith because of her reputation, expertise, personality, etc., and had the opportunity to work directly with Judith from start to finish. In fact, this is the second residential property I have purchased in the Denver area in the last couple of years with Buyers Advantage/Judith Clausen representing me. Needless to say, the first purchase went so well, that when the time came to purchase a second property, I didn't evan consider asking anyone else to represent me.

Buying our house from out of state, our real estate selling agent back home knew exactly the type of service that we would be requiring from our buying agent in Denver so she hand chose Judith for us. I know this was a researched and unbiased choice, Judith was not even a member of the same agency. Living in another state, we were very attracted to technical services that Judith was willing to offer, including her promise to preview and photograph houses and having the photos online for me to view within hours, which she did.
One of the first points of her significant help was very early on when I had obtained a prequalification with one loan agency, Judith convinced me to at least try one other to have a comparison. This action not only gave us a better rate, but it brought to light some incorrect information on our credit report that we were able to correct in time for the loan.
The hard work, great service and personal attention that Judith showed us in the looking process gave me enough confidence to sign a contract on a house without seeing it for myself. She knew our budget and pushed hard to find something within that range. As the hunting process turned long and looked dim, she was still very honest with every house that she viewed for us, even when I was excited about something that I had viewed on the internet and she new from our lengthy conversations and one brief meeting what to warn me about so that I would have a clear understanding of the complete package.
When Judith finally found the perfect house for our family, in the price range that we were looking for, she wasted no time helping us through the contracting procedures. This was the second house that my husband and I had purchased during our marriage. The first purchase was made when we were younger and it was very uncomplicated. That is why the obstacles that we encountered on this purchase came as a shock and stress factor at almost every turn. Judith was there to help us through all of it. We appreciated Judith's experienced advice and support through the entire month of our roller coaster contract. She helped us deal with problems that included our seller threatening to back out at every turn, handling completely unforeseen issues that came up at our inspection and getting us through many paperwork delays on our closing. We literally did not know if we would still be able to purchase the house 10 minutes past the start time of our closing appointment.
I would recommend Judith for any buyer in any special situation.
