Arvada, Colorado Real Estate and Relocation Information
Arvada is a sprawling suburb about 30 minutes northwest of Denver
and ten or fifteen minutes from the mountains. Arvada originally began
as a small town close to Denver during the gold rush days. The town
is named after the brother-in-law of one of the settlers. Till about
1970 the population was about 50,000, but after the building boom
of the ‘80s and ‘90s it expanded to more than 100,000.
Olde Town Arvada has been completely updated, has its own website,
and still maintains the character of the early town.

Arvada homes run the gamut, from the oldest houses closest to Olde
Towne to the newest upscale communities near Olde Towne or farther
west closer to the mountains. Prices range from the $200,000s up
to about $1+ million.
- A 3-bedroom, 2-bath home on a good-sized lot with a finished
basement, a family room, a 2-car garage, in good condition
and in a good location will cost anywhere from $250,000 for
an older home to $350.000 for a newer home.
- Arvada condos and townhomes run from about $150,000
for a smaller, older unit to $250,000 or more for a unit
in one of the newer condominium communities.
July 2008 Market Statistics
In metro Denver closed sales in July were 5,123 compared with 4,980 in July 2007, a 2.9% gain. The average selling price for the period was $262,224 compared to an average in July 2007 of $289,294, a percentage drop of 9.4. The median sale price for single-family homes was $229,200 compared with $255,000 in July 2007, for a drop of 10.1%. 969 condos and townhomes sold in July 2008, compared with 1,081 for the same period in 2007, a drop of 10.4%. Median prices for condos in July 2008 were $149,000 compared with $158,000 in July 2008, a drop of 5.7%. For single family houses, condos and townhomes the average number of days a house was on the market in July 2008 was 98, and in July 2007 was 95. The list to sale ratio was 97% in 2008 versus 98% in 2007. 25,673 houses are currently on the market and interest rates are still low. It’s a great time to buy in the Denver real estate market, but if you’re a seller you may want to wait till conditions improve.

Colorado Parks and Recreation
Arvada has a lot to offer anyone interested in relocating to the
Denver area -- open space, good parks (140, if you’re counting)
and biking/hiking
trails, and a variety of sports.
- The town boasts five sports complexes where young people can play
soccer, baseball, and football, to name a few. A skate park is a
popular gathering place.
- The North
Jeffco Apex Center is a cutting edge recreational center featuring
two NHL regulation hockey rinks, a 23,000 square foot indoor water
amusement park, climbing walls, three full-sized gyms, a running
track, and much more, including a coffee bistro.
- A Senior
Rec Center provides senior adults with indoor recreational opportunities,
including fitness, dancing, crafts, and more.
- Two disc
golf courses.
- The 3,000 square foot Majestic View Nature Center on an 80 acre
site including a lake, wetlands, and trails.
- Three public golf
courses, all with magnificent mountain views.
- And last but not least, an off-leash
dog park.
- The Arvada
Center for the Arts and Humanities offers high culture in suburban
Denver. Plays, art exhibits, education, concerts and other events
keep the Center active throughout the year.
Arvada, Colorado Shopping and Dining
West of the town on I-70 is the new (2004) Colorado
Mills discount mall. Flatiron
Crossing mall is just north of Arvada on the Boulder turnpike.
The usual restaurants can be found in Arvada and nearby Westminster.
The best place to look for a lunch/coffee restaurant is in Olde Town.
